Apartment Complex For Sale

When I first saw the apartment complex for sale downtown, I did not really think all that much of it. I had been looking with a friend for apartment complexes for sale in Michigan for some time at that point, and I had looked at quite a few. We did not want to find just any place, however. This was our first investment opportunity, and we had to make sure to do it right. The for sale apartment complex had to be in good repair, in a location that was on the up and up, and have that certain special something that lets you know you're making a good decision.

This particular apartment complex for sale seemed, at first glance, to have none of these features. There had been a shooting at it a month earlier that had made it in the papers, and apparently the owner was quite the slumlord. A look inside did not do much to reassure my concerns either. It clearly needed some major renovation work, although the structure was by and large sound. Nonetheless, my friend reassured me. He told me that it was the perfect deal for us.

When I heard him out, his reasons did seem to make a good bit of sense. One of the things that my friend liked about this particular apartment complex for sale was the incredibly good deal we would get on it. Although it wasn't in the best of repair, we could more than recuperate our losses in repairs by the amount of money we were saving on it. The owner was in financial ruin, and he had to leave and liquidate his assets as quickly as possible. This translated into good savings for us.

Although the area wasn't good, it was getting better. This particular apartment complex for sale had some temporary notoriety owing to the shooting, but there was a new community policing effort under way that promised quick results. It was in the middle of an urban renewal zone, which meant that we would get all sorts of tax incentives for renovating and repairing it. Although it did not look like a very good idea at first, the more I thought about it the more I was sure that this was the perfect for sale apartment complex for me. I'm glad that I trusted my friend instead of my instincts on this particular buy. He turned out to be right after all.
